Let Only Service
Our professional "Let Only" service includes the following:- Professional assessment of the rental value
- Preparation of full property particulars with colour photographs
- Marketing within our office, window display and our website
- Distinctive To Let board at the property
- Advertising in the Harrogate Advertiser newspaper
- Contacting local relocation agents and applicants on our mailing list
- Accompany applicants to view the property
- Interviewing prospective tenants
- Obtaining references via the established independent Secure-Let referencing service
- Negotiation and preparation of an Assured Shorthold Tenancy agreement
- Collection of the first month´s rent and security deposit (bond)
- Checking of meter readings and informing utility companies of the new occupier
- Forward to Landlord first month´s rent and tenant´s security deposit
Fully Managed Service
In addition to the Let Only service, our Fully Managed service includes the following:
- Preparation of a detailed inventory with photographs
- Collecting the monthly rent and payment into Landlord´s bank account within 14 working days
- Sending the Landlord a monthly statement showing income and expenditure
- Hold the tenant´s security deposit (bond)
- Regular property inspections: after one month and then each quarter
- Carrying out good quality repairs with reputable contractors up to an agreed limit
- Ensure the utility suppliers are informed of Tenancy changes
- Deal with any breaches of Tenancy
- Advise when the Tenancy is coming to an end
- Negotiating Tenancy renewals
- Carry out full inventory check at the end of Tenancy
- Agree dilapidations with tenant (over and above fair wear and tear)
- Carry out any cleaning and minor repairs, deducting costs from the tenant´s deposit where applicable
Helpful Hints for Landlords
- Apply for mortgage lender´s consent
- Where necessary, obtain the freeholder´s permission
- Notify insurance company
- Obtain gas and electrical appliance safety certificates
- Decide what furniture and fittings you intend to leave. It is not advisable to leave bedding, televisions and personal items
- Ensure furnishings comply with fire regulations
- Carry out necessary repairs and remove anything potentially dangerous
- Ensure property is in a clean and tidy condition
- Overseas landlords should apply for a Tax Exemption Certificate
- Remove all personal items and any unwanted or non-compliant furniture
- Arrange redirection of your mail via Royal Mail
- Inform telephone and utility companies whose services you will not be requiring after the commencement of the tenancy
- Ensure you have three sets of keys: two for the tenant and one for Verity Frearson
- Ensure the central heating pilot light is lit
- Leave any instruction manuals in the property
Lifestyle Lettings
We have extended our distinctive Lifestyle marketing initiative to executive letting accommodation. Therefore, clients with luxury town-centre apartments or country houses available to let can have Lifestyle Letting particulars of their property. These brochures, incorporating a floor plan and a selection of colour photographs, are professionally printed and then sent to relocation agents in the area and direct to major employers in the locality.
