Our professional ‘Let Only’ services includes the following:

  • Preparation and distribution of full property particulars
  • Organising, where appropriate, an initial EPC (Energy Performance Certificate).
  • Distinctive ‘To Let’ board at the property.
  • Advertisements in the local press and on all of the major property portals including Rightmove, Zoopla, Primelocation and on our own website
  • Marketing within our busy Albert Street office and window display.
  • Accompanied viewing service.
  • Contact with relocation agents, Menwith Hill and our comprehensive tenant  mailing list.
  • Completion of comprehensive references on prospective tenants, for which we employ a third party tenant referencing specialist, with optional rent guarantee insurance.
  • Negotiation and preparation of an appropriate tenancy agreement and  associated documentation.
  • Collection of the first month’s rent. We arrange for subsequent monthly payments• to be made direct to you.
  • Collection of an appropriate bond, which is lodged in our client account and  registered with TDS for the duration of the tenancy in accordance with current tenancy deposit legislation.

In addition if required we can also arrange:

  • Preparation of a detailed inventory with meter readings.
  • Preparation of renewal tenancy agreements throughout the  duration of the tenancy.
  • Periodic property inspections.
  • Final check-out inspections.

Alternatively our ‘Fully Managed’ service provides landlords with comprehensive and thorough administration of their property, allowing them to distance themselves from the day-to-day management of the property.

Fully Managed:

  • In addition to our Let Only service, this includes:
  • Arrangement of a Landlord Gas Safety certificate, if required, prior to the tenant moving in and on an annual basis thereafter.
  • Preparation of a detailed inventory with meter readings.
  • Collecting the rent on a monthly basis and forwarding this, net of charges,  via BACs to yourselves. Pro-actively pursuing collection of rent when necessary.
  • Provision of a detailed statement of account on a monthly basis.
  • Organising and overseeing any necessary repair works to the property with  established and professional contractors.
  • Out of hours emergency maintenance service for tenants.
  • Regular inspections to ensure that the tenant is taking care of the property
  • You will be provided with a written report following each visit.
  • Dealing with breaches of tenancy and in the unlikely event issuing relevant  notices and pursuing possession/rent arrears through the courts.
  • Negotiating renewals and extensions of the tenancy.
  • Service of the Notice to Quit at the end of the tenancy, if required.
  • Thorough Check-out of the property and production of a check-out report an negotiation to the retention of deposit funds when appropriate.
